Ten-Year Home Warranty Program
Hawk Custom Homes, uses the State of Minnesota ten year warranty. There are three warranty periods with respect to the sale of new homes in Minnesota:
Year 1 of the Minnesota limited warranty: General for the one-year period from and after the warranty date, your new home will be free from defects caused by faulty workmanship and defective materials due to noncompliance with building standards.
Generally, this one-year warranty covers: Doors, windows, floor coverings, tile work, cabinets, plumbing, heating and cooling, etc. It does not include: Cosmetics, scratches, tarnishes, normal wear and tear or misuse.
Years 1 & 2 of the Minnesota limited warranty: — Mechanical and Electrical: During the ten year period from and after the warranty date, the heating, ventilating, and air conditioning (HVAC) systems, and the plumbing and electrical systems in your new home will be free from defects caused by faulty workmanship and defective materials.
Years 1 through 10 of the Minnesota limited warranty: — Major Structural Components: During the ten year period from and after the warranty date your new home will be free from major structural defects. Major structural components are covered during this period. Examples of major structural components are:
Roof framing members (rafters and trusses), floor framing members (joists and trusses), load-bearing walls, columns, lintels (except those supporting aesthetic veneers), girders, beams, foundation walls and footings.
Examples of non-structural components: Non-load-bearing partitions and walls, drywall, floor covering, sub floor material, wall covering material, brick or stone veneer, siding, shingles, roofing paper, sheathing, HVAC, plumbing, & electrical systems, appliances, fixtures, doors, windows, trim cabinets, hardware, insulation, paint stains, concrete floors in attached garages.
